Scalable solution paves the way for energy-efficient properties

The real estate company Mannersons is a fifth-generation company that has been part of the urban development in Linköping for over 130 years. The property portfolio amounts to around 50 properties containing both commercial premises and residences. For some time, Regin’s partner Vesam has been running a project with the aim of automating, connecting, and optimizing heat management in the buildings.

Communication key in the technical solution

When the project was implemented, none of the properties were previously digitally connected. To meet the need for an open and communicative control system, both freely programmable and configurable heating regulators from Regin were installed and then connected to an external SCADA system from Webport. In this way, it has become possible to create an integrated and future-proof control system that provides full control of the buildings.

“Since we ended up with an adapted solution where we have integrated functions and systems from different suppliers, the big challenge has been getting the technology to communicate. But thanks to well-functioning APIs and communication protocols, we have been able to take advantage of today’s digitalization opportunities and create a flexible system with accelerated energy efficiency, says Michael Bengtsson, Technician and Project Manager at Vesam.

Improved productivity and energy efficiency – across the business

With a new and connected control system, it will now be easier to achieve an overview of all heating systems in the portfolio. At the same time, several synergies are created in the form of higher productivity, optimized performance, and lower energy consumption. With the Exigo heating controller, a new way to cost-effectively replace outdated and inefficient control equipment and implement an efficient heating system has also been found.

“With a complete installation package based on the Exigo heating controller, we can cost-effectively replace older control equipment and install an efficient heating system. With a standardized system, the solution is also scalable, which is beneficial when we have planned to upgrade and streamline around 30 upcoming properties”, Michael concludes.
