Smart Building Automation at the University of Salento in Italy

When the University of Salento in Lecce, Italy, developed its new university building, Corpo S, the goal was to create a modern facility with efficient and reliable indoor climate control.

To coordinate the building's heating, ventilation, and cooling systems, an integrated building automation solution was installed, enabling centralized control and monitoring.

At the core of the solution is the Regin XCA283DW-4 programmable controller, which manages the Air Handling Units (AHUs), fan coil units, and Variable Air Volume (VAV) systems at field level. Together with the DEOS WRX supervision system, which centralizes and visualizes data through a graphical user interface, the solution enables efficient control and monitoring of the building's technical installations.

Integrated Building Management System for Efficient HVAC Control

Modern university buildings require reliable indoor climate control and efficient management of multiple technical systems. At the University of Salento, one of the main challenges was integrating several HVAC installations into a single, coordinated system for control and monitoring.

The installation includes chillers, Air Handling Units (AHUs), Variable Air Volume (VAV) terminals, and fan coil units, all requiring reliable communication and coordinated operation.

By integrating these systems into a centralized Building Management System (BMS), with DEOS WRX providing centralized supervision, facility managers gain a clear graphical overview of the building's technical installations. The system enables centralized monitoring of operating status, temperatures, alarms, and other key parameters while supporting efficient control of heating, ventilation, and cooling.

This integrated solution contributes to more efficient building operations, improved system coordination, and a comfortable indoor environment for students and staff.

Reliable Communication and Centralized Building Automation

Ensuring reliable communication between field devices, programmable controllers, and the central monitoring system was an important part of the project.

The Regin XCA283DW-4 programmable controller, part of Regin's building automation portfolio, enables coordinated control of the building's HVAC installations.

The controller provides local control of the Air Handling Units (AHUs) and manages fan coil units and VAV terminals at field level.

At the same time, the DEOS WRX supervision system collects and visualizes data from the different systems through a unified graphical user interface. This provides facility managers with a clear overview of the building's technical installations, making it easier to identify operational deviations, monitor system performance, and adjust HVAC operations according to the building's needs.

The project began in 2024 and was completed in 2026. The result is a modern university building equipped with an integrated building automation system that supports reliable operation, efficient HVAC control, and a well-regulated indoor climate.

Technical Solution

The building automation solution at the University of Salento combines Regin XCA283DW-4 programmable controllers for local control with DEOS WRX for centralized monitoring and visualization.

The system includes the control and monitoring of chillers, Air Handling Units (AHUs), VAV terminals, and fan coil units.

The Regin XCA283DW-4 controllers provide direct control of the Air Handling Units and manage fan coil units and VAV terminals at field level. Through the graphical user interface of the DEOS WRX supervision system, facility managers can monitor operating status, alarms, temperatures, and other relevant parameters from a single centralized platform.

By combining programmable controllers with centralized supervision, the solution provides the University of Salento with an integrated approach to efficiently controlling and managing its HVAC installations.

The project demonstrates how Regin's building automation solutions support the development of smarter, more connected, and efficiently managed buildings.
